Price it room by room, in the room
Each room, each coat and each bit of prep goes on as its own line while you are looking at the walls. The customer sees where the money goes instead of one number for the house, and they can approve it before you are back in the van.

Get the colour agreed in writing
The shade, the finish and which trim is included sit on the quote they approved, with a date on it. "We said eggshell" is a much shorter conversation when there is a document that says eggshell.
